What is Private Lending?

A private money loan is a loan that is given to a real estate investor, secured by real estate. It is secured by a first or second lien giving you legal interest in the property we are rehabbing. When we have isolated a hold that is well under market value, we give our private lenders an opportunity to fund the purchase and rehab of the home. Through this, we can pay our investors a high interest rate– 4 to 5 times the rate you can get on bank CD’s and our traditional investment plans.

How the Process Works:

It is simple. We find the undervalued property, determine the after repair value, and the budget needed. We then borrow the funds from you to purchase and renovate the home. At closing, you receive a mortgage note securing your interest in the property, a copy of the insurance policy on the home, and other important documents. Then, rehab begins managed by our team and vetted contractors. The hold time typically lasts 3-6 months. Then we sell the house. At closing you will receive your principal investment back plus the agreed upon interest. The goal is to keep turning that money for you and keep making substantial profits so you keep coming back to us — building a long term mutually beneficial relationship.
